Luxury homes are harder to price because there are fewer comparable sales. Once a home is listed publicly, its price history and days on market are visible to every buyer, and so is every price cut.

What Does the Data Say?

Compass published research on July 24, 2026, covering 70,809 closed sales from April 2025 through March 2026 in its markets. It found that homes first marketed as a Private Exclusive or Coming Soon, compared with homes listed straight to the MLS:

  1. Sold for 4.6% more
  2. Went to contract 34% faster after going active
  3. Were 29% less likely to have a price cut

The same report cites research by Dr. Darren Hayunga of the University of Georgia on 20 years of Dallas–Fort Worth sales, which found the premium rose to over 8% for luxury properties (Compass, July 2026).

Keep two caveats in mind. The Compass study comes from the brokerage's own transactions, and it left out listings that were withdrawn or expired without selling. It shows what has worked on average, not a guarantee for any single home.

The Trade-Offs to Weigh

Off-market isn't the right fit for every luxury seller:

  • A smaller first audience. Fewer eyes early on can mean fewer competing offers.
  • Not every home benefits. A home whose best buyer could be anyone, anywhere, may do better with broad public exposure from day one.
  • Rules still apply. Under the National Association of REALTORS® Clear Cooperation Policy, adopted in November 2019, a listing must be submitted to the MLS within one business day once it's marketed to the public (NAR).
