Most sellers assume marketing a luxury home means better photography and more ad spend. Those matter. But at the top of the Nashville and Knoxville markets, the harder problem is sequencing — deciding when your home becomes public, and what data follows it once it does.
That's the part of the process we spend the most time on, and it's where the Compass platform does work a local-only strategy can't. Here's what that actually looks like from a seller's side.

Your home is shared with 340,000 agents across Compass's network of brokerages and their active buyers. It does not appear on public portals, so no days-on-market counter starts and no price-drop history can form.
Practically, this buys two things. Time, if landscaping or a punch list isn't finished. And information — real agent feedback on your price before that price is public and permanent.
Your home launches publicly on Compass.com and Redfin.com, which Compass describes as a reach of 60 million buyers, while still staying out of public days-on-market and price-drop history. Inquiries route to us rather than being sold to whichever agent bought that ZIP code. Sellers can opt out of Redfin syndication at any time.
The home goes live everywhere, but now with a validated price and a list of buyers who have already engaged. That's a materially different debut than a cold listing hoping the first week goes well.
Compass Luxury is a separate division with its own channels, and this is where a Franklin farm or a Knoxville lake property reaches people who aren't searching Tennessee at all yet:

International feeds covering the UK, France, Italy, Spain, Portugal, Dubai, and Mexico.
We choose which of these a listing belongs in. Not every home fits every channel, and forcing it wastes the placement.
Both markets draw out-of-state buyers, but not the same ones, and the marketing shouldn't be identical.
Nashville and Williamson County pull relocating executives, entertainment-industry buyers, and families trading a higher-tax state for Tennessee. Those buyers often start their search from another market entirely, which makes national network exposure the highest-leverage channel.
Knoxville and East Tennessee skew toward lake, mountain, and land buyers — including second-home purchasers and people arriving through the University of Tennessee or the medical sector. Lifestyle-collection placement tends to do more work there than metro-level search.
A Compass Private Exclusive is a home marketed privately to 340,000 agents in Compass's network of brokerages and their buyers, rather than listed on public portals. Photos and floor plans stay inside that network. Because it isn't public, the listing accrues no days on market and no price-drop history while you test pricing.
Compass reports that listings pre-marketed as a Private Exclusive or Coming Soon averaged a 4.6% higher close price, went to contract 34% faster, and were 29% less likely to drop in price. That reflects 70,809 Compass transactions nationally for the 12 months ending March 31, 2026 — not Tennessee specifically, and not a guarantee.
Do I have to use all three phases? No. You choose. Some sellers go straight to a public launch because speed matters more than price discovery. Compass publishes a disclosure form laying out the options, and we walk through it before you sign anything.
Doesn't limiting exposure early cost me buyers? That's the real tradeoff, and it deserves a straight answer. A private launch reaches fewer people than a public one. The argument for it is that the people it does reach are agent-represented buyers, and you learn from them without paying for the lesson in public days on market. If your home is priced and prepared well, a shorter private phase usually makes sense.
Are those Compass performance numbers audited? They're Compass's own internal analysis. Two of the three figures are descriptive comparisons; the close-price figure comes from a regression that controls for confounding factors. Compass states plainly that results may vary and that correlation isn't causation. Read them as directional, not as a projection for your house.
What counts as luxury in Nashville or Knoxville? There's no fixed number, and the thresholds differ between the two markets. What matters more is whether your home needs a national buyer pool to sell well. If it does, the marketing plan should look different from a mid-market listing regardless of price.
Ask any agent you interview to name the specific channels your home will appear in — not "we market nationally."
